The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending August 6 increased 0.6%. Refinancing applications rose 0.6%. Purchase volume rose 0.3%.
According to the latest poll by the Siena Research Institute (SRI), New York State consumer home buying plans fell 1.1 points to 2 percent in July. Overall, New York State consumer confidence decreased 0.4 points, while the nation's confidence decreased 8.2 points. At 63, New York's overall consumer confidence is 4.8 points below the nation's confidence level of 67.8.
According to the National Association of REALTORS, 100 out of 155 metropolitan statistical areas had higher median existing single-family home prices in the second quarter of 2010 compared to the second quarter of 2009. There were: 14 with double-digit increases; two unchanged; and 53 metros with price declines. In the first quarter of this year 91 areas had higher prices, while only 26 experienced annual price gains in second quarter of 2009.
In New York State, the median sales price of existing single family homes sold in the second quarter of 2010 increased 11.7 percent from a year ago. However, in the entire Northeast region, the median existing single-family home price declined 3.2 percent to $238,000 in the second quarter from a year earlier.

Lower property values are making homeownership more attractive than renting in many markets throughout the country. Paying for a mortgage is now less expensive than renting in many large metropolitan areas, including Miami, Las Vegas, Phoenix and Washington, D.C., as well as smaller cities like San Antonio and Fresno, California.
Buyers have the upper hand as sellers are cutting prices on nearly one quarter of U.S. homes listed for sale in June 2010 according to the real estate website Trulia.com. That's up 9% from the previous month and represents a total price reduction of about $27 billion.
Lower mortgage rates are the result of the current recession. What does this mean for you. On a 30-year fixed-rate loan amount of $200,000 at 5%, the interest paid over the life of the loan is $186,512. That brings the total loan payments to $386,512. At 6%, the amount of interest paid rises to $231,676, a 24% increase. At 7%, it's $279,018, a 49% increase.
Investment opportunities abound as mortgage rates and home prices have dropped dramatically since March 2008. This has created one of the best buyer affordability conditions with the percentage of median household income needed to pay the mortgage on a median priced home at a 30-year low.
